You have chosen to live in one of the most beautiful and well-operated communities in South Texas. Our neighborhoods within the 2,600-acre Master Planned Community of Bentsen Palm Development will remain premier communities because homeowners support strict compliance with the Covenants, Conditions and Restrictions (CCRs) that govern each community. To maintain the overall aesthetic qualities desirable in first-class communities, certain activities, design standards, maintenance requirements, and property uses must be restricted. The governing body charged with maintaining these desirable qualities and enforcing the restrictions is the Bentsen Palm Development Association, Inc., a Texas Corporation governed by a Board of Directors and operated under the By-Laws.

Common Community Standards

Architectural Review Committee (ARC): All neighborhoods require ARC approval for construction, alterations, modifications, or changes to properties that will be visible from streets or neighboring lots.

Animals: Domestic pets are permitted in all communities (limits vary by neighborhood), and must be leashed when outside the dwelling, create no unreasonable noise or nuisance, and owners must clean up after them.

Vehicle Restrictions: No overnight street parking is allowed. Trucks, buses, boats, RVs, and trailers must be stored in garages and screened from street view. No auto repair may be performed on lots, driveways, or streets.

Landscaping & Maintenance: Yards must be kept clean and maintained in an attractive manner with regular lawn care.

Trash Collection: Provided by local municipalities on scheduled days. Containers may only be placed at the street on collection day and must be screened from view at all other times.

Prohibited Items: Firearms, firecrackers, and fireworks are prohibited throughout the community.

Residential Use: All lots are restricted to single-family residential use only. Commercial and professional activities are restricted.

Monthly Assessments: Each neighborhood has required monthly fees to support community maintenance, amenities, and long-term property values. Failure to pay assessments results in liens against the property.
